Is Salem, Oregon feeling the housing market squeeze? 
Most of us have heard a Real Estate agent or neighbor give us his/her story on the impending doom we're about to endure in our local housing market.

Having current listings on the market my self, It is true that I'm feeling a change in events that has increased days on the market as well as caused home buyers to be slightly more careful in the their decision on which home to purchase.

However, data is suggesting that as things begin to look a little scary around the United States we still have to realize that each market as well as local communities may or may not experience the same results felt elsewhere. Oregon and particularly Salem has seen an appreciation of roughly 6% in 2007. In this years list of the Top 25 Appreciating Markets Portland, Or ranked at #10 with an appreciation of nearly 6.7%.

Though we may not be able to list our homes in hopes that multiple parties will be fighting to out bid one another it is still feasible to sell a well priced and marketed home. WVMLS is still reporting sales of homes in the Salem and surrounding areas at 90% -100% asking price and should be an indicator of how you should be pricing your home.

It may not be the time to do the "for sale by owner" thing, you may want to do some research and hire a respected and experienced professional. A good Real Estate agent can assist you in identifying a solid and fair price so that you don't turn away serious buyers during the first 30 days on the market.

So before you get bogged down by the doom and gloom realize that Oregon has definitely seen more productive days but it is far from a crash at this point in time. If anything the closing markets of 2007 and beginning markets of 2008 should be a good time for buyers to find decent prices as well as give sellers with quality properties a chance to separate themselves from the quick buck scam.
